They are experiencing what's becoming an aspirational lifestyle: living within walking distance of close friends. — Vox on Radish

1. Map includes two parcels. The “Radish” parcel (~14,000 sq ft) is for sale. The “Banana” parcel (~5,000 sq ft, hashed box) is owned by a third party and not included in the sale. Seller will faciliate a rental conversation with the owner of the property, but does not guarantee availability. Any use by a buyer would be subject to a separate, independently negotiated agreement with that owner. Request Information Packet for more details.
2. The "Blueberry" is a standalone home that the current residents use as a communal amenity building. It could also be used as a home.
These units are located on a separately owned neighboring parcel and are not included in the sale of the Radish property. Any potential rental would require a separate, independent agreement with the neighboring owner, which may or may not be available. Buyers should assume no access or use of these units unless independently secured.

Radish has an intentionally longer-than-usual sales process.
Offers are due June 2026. Move-in is Q4 2026.
Key dates at a glance
This timeline is longer than a typical home sale—and that's intentional.
We want Radish to be purchasable by a group. That requires real time for financing, co-buyer alignment, and a smooth transition. The extended timeline exists to make this possible.
How tours work: Because Radish is fully occupied, we're hosting one tour per month for qualified buyers. Request a tour to get on the list.
Transition period: We plan to close in summer but stay in property through Q4 2026. This allows our current group to remain in place while you prepare for a coordinated move-in. Options to explore may include a long escrow or leaseback.
Hear what it's like to live at Radish from a variety of viewpoints: people who have kids, people who don't, people who just moved in, people who've been here since the beginning.

Some of our favorite places
Radish is adjacent to Temescal, a vibrant commerical district in North Oakland with restaurants, bars, and local shops.
A 12-minute walk to Telegraph Avenue gets you:
A 12-minute walk to MacArthur BART gets you to downtown San Francisco in 19 minutes. No car needed.
Whole Foods a short walk away for the cilantro you forgot.
Hiking that'll make you forget you're in a city. We hit Sibley Volcanic Regional Preserve, Redwood Regional Park, and Joaquin Miller Park on weekends—all a short drive away.

Radish was designed to be the ideal home for ~10 years of our life. As expected, our families have simply gotten too big and need larger suburban-style homes. And our community has also grown bigger — we are creating 3 new "Radish-like" developments, 2 in Berkeley and 1 in Alameda. The community is staying intact and moving into those. It's hard to be making this move now when things are as good as they've ever been. We will miss this place dearly.

Radish was founded by Phil (a real estate entrepreneur) and Kristen (a behavioral scientist) as the ideal home for their friends and family. They are drawn to projects where place and human connection shape one another.
They live their life by the "Obvious Truth" that we are happiest and healthiest living in close proximity to people that support and inspire us.
Creating a compound that sustainably works for a group of friends or family—especially in the Bay Area—is a huge amount of work. Over the past eight years, they've poured in love, labor, and hundreds of micro-decisions and design iterations to make Radish what it is.
Radish is a renowned compound. It has been written up in multiple top publications as the template for living near friends.
